The center features a 40-foot clear cross-dock layout and is strategically positioned on 90 acres of land to optimize operational flow. This $85 million project was successfully delivered through a collaborative design-build approach, partnering with the architectural expertise of CESO and the civil engineering of McDaniel & Associates.
Throughout the design-assist phase, Threecore worked closely with the design team, trade partners, and the developer to evaluate key factors to optimize the budget and establish a final Guaranteed Maximum Price (GMP) – balancing cost efficiency and high-quality execution.
- Structural steel and tilt wall redesign was done with the trade partner's help to optimize the design and reduce cost
- Fire sprinkler infrastructure to accommodate water demand issues was completed to minimize added cost to the project
- An innovative stormwater design was implemented to cut major costs out of the site work
- Competitive bids for the final scopes with key local subcontractors helped drive costs down for the final bid set
